It is recommended that the developer consider <br />«-? the possibility of diverting storm water to the <br />b, <br />'river through the old race. <br />3. No .indication has been made for loading zones. <br />A designated loading space should be shown for <br />waste removal, building maintenance, supplies, <br />etc. <br />4; Sufficient parking has not been provided according <br />to the South Bend City Zoning Ordinance. <br />This site does appear to be a desirable site for this <br />type of use. This Department would have no objections <br />to the proposal. The points raised above would appear <br />to be of a nature that can be resolved prior to final <br />site plan approval. <br />The Director of the Department of Natural Resources, <br />Mr. Joseph D. Cloud, has sent the Staff a letter <br />indicating that this site does not appear to be in <br />the floodway of the St. Joseph River. Therefore, the <br />approval of the Natural Resources Commission will not <br />be required. <br />STAFF. COMMENTS - This area has been designated as Residential <br />J. High Density and Office - Professional on the Land Use <br />and Transportation Plan. The proposed use would be <br />consistent with the Plan. in considering the merits <br />of this rezoning the following should be considered: <br />1. The current surrounding land uses are predomi- <br />nately industrial. <br />2. There are no food stores in the immediate vicinity. <br />3.
