XI53 NG LAND USE OF SURROUNDING PROPERTY - The property on <br />c all four sides of the site is currently being used <br />for commercial and industrial uses or is vacant <br />land. <br />SITS PLAN ' = The site plan proposes to build a 13 story, 200 <br />unit structure for housing the elderly. The <br />building would be constructed under Section 8 of <br />the Federal Housing Program. <br />ACCESS - Access to the site will be through two points: <br />on LaSalle Street and one on Hydraulic Avenue. <br />State approvals would be required, however, the <br />City Engineer's approval would be needed. <br />aY i� <br />DRAINAGE - No detailed drainage plans have been submitted <br />the petition, however, all storm water must be <br />retained on the site per City standards. The <br />petitioner has indicated dry wells would be used <br />to meet this requirement. <br />one <br />No <br />with <br />PARKING - The site plan shows only 66 parking spaces for the <br />200 unit building. The South Bend City Zoning <br />Ordinance requires that one parking space be pro - <br />vided for each unit. The petitioner has stated <br />that they will go to the Board of Zoning Appeals <br />to get a variance on this requirement. Any <br />recommendation made by the Area Plan Commission <br />must be subject to this variance being granted. <br />TABULATED DATA - The size of the site is 1.8 acres, more or <br />less. The building will use approximately 15% of <br />the site, the parking and drive areas another 35 %, <br />and the remaining 50% will remain in open space. <br />
