Huron N. and Marjorie D. Ruge (cont °d ; Page 2 <br />AGENCY COMMENTS - as stated above, the City Engineer has <br />raised questions on drainage and the surface of <br />the parking area. He has also stated that some <br />control will be required for access from the <br />alley and he has questioned whether or not <br />sidewalks exist across the front of Lot #9. <br />STAFF COMMENTS- this area has been designated as <br />Light Industry on the Land Use and Trans - <br />portation Plan. The proposed zoning and use <br />of this parcel of land is consistent with <br />this recommendation. In considering the <br />merits of this rezoning, the following <br />should be considered: <br />1. The use already exists and this is <br />simply an expansion of the business. <br />2. There are existing commercial and <br />industrial uses to the north of the <br />property on Sample Street. <br />3. There is a heavily used set of railroad <br />tracks approximately 300 feet west of the <br />site. <br />4. This rezoning is an expansion of the <br />existing "D" Light Industrial zoning <br />along Sample Street. <br />
