HURON N. AND MARJORIE D. RUGE, #414 -75 <br />June 10, 1975 <br />EXISTING ZONING OF SURROUNDING PROPERTY - the areas to <br />the west, south and east are currently zoned <br />"B" Residential. The area to the north is <br />currently zoned "D" Light Industrial. <br />EXISTING LAND USE OF SURROUNDING PROPERTY - the areas <br />to the west, south and east are all either <br />vacant or being used for single family <br />houses. The area to the north has a vacant <br />gas station on it. <br />SITE PLAN - the site plan proposes to build a 58 foot <br />by 44 foot one -story addition to an existing <br />building, being used by Jackson Engineering. <br />The new addition will be used as warehousing <br />and storage of the business inventory. <br />ACCESS_- access to the site will be from Fellows Street <br />through an existing curb cut. No cuts will be <br />constructed on Ohio Street. A second access <br />point would be through the adjacent alley. No <br />State approvals will be required, however, the <br />City Engineer's approval will be necessary. <br />DRAINAGE — storm water runoff must be retained on site <br />per City standards. The City Engineer has <br />noted that the 1,200 gallon dry well shown on <br />the drawing is inadequate and 2,500 gallon <br />additional storage must be shown. <br />PARKING - six parking spaces are shown on the site plan, <br />however the number of employees has not been <br />shown and so a required number cannot be <br />determined. The City Engineer also stated <br />that the parking area must be paved with <br />asphalt or some other acceptable paving material. <br />TABULATED DATA - the size of the site is approximately <br />13,000 square feet with the building using <br />42 percent of the lot, the parking and drive <br />areas using another 48 percent and the <br />remaining 10 percent being open space. <br />PRELIMINARY SITE PLAN - because of the questions raised <br />by the City Engineer concerning the site plan <br />and because of several other items that are not <br />shown, the site plan as submitted must be <br />considered a preliminary and any recommendations <br />to the Common Council must be subject to a final <br />site plan. <br />
