LYNN AND RUTH HOOVER (cont'd) Page 2 <br />PRELIMINARY SITE PLAN - the site plan as submitted does not <br />have sufficient data to be considered a final. <br />Therefore, any recommendation by the Area Plan <br />Commission to the Common Council must be subject <br />to a final site plan. <br />AGENCY COMMENTS - Mr. Rollin Farrand, Director, Department of <br />Public Works, has indicated that public sewer and <br />water are available to the site. He also indicates <br />that insufficient information has been submitted to <br />determine parking requirements. He has also noted <br />that the parking lot should be redesigned so as to <br />provide easier access and reduce potential traffic <br />conflicts in the alley. <br />STAFF COMMENTS - this area has been designated as Public and <br />Semi - Public use areas on the Land Use and Transpor- <br />tation Plan. This designation was used because of <br />the proposed expansion of the I.U.S.B. campus. <br />The rezoning and use of the property would not be <br />in conformance with this recommendation. <br />ADDITIONAL INFORMATION April 19, 1976 <br />PARKING - the petitioner has stated verbally that there would be <br />five .(5) employees in the office at 2022 Mishawaka <br />Avenue and that there will be one beauty operator and <br />one person in the office at 2018 Mishawaka Avenue. <br />The twelve parking spaces shown on the site plan <br />will be sufficient to meet the requirements of the <br />South Bend Zoning Ordinance. <br />EXISTING LAND USES - the property to the north is the Potawatomi <br />Park, the property to the east and south is being used <br />for single family and multi family houses, and the <br />property to the west is being used for single family <br />and multi family houses, office and some vacant land. <br />
