STAFF REPORT <br />March 23, 1976 <br />LYNN AND RUTH HOOVER - MISHAWAKA AVENUE #451 -76 <br />LOCATION - southwest corner of Mishawaka Avenue and 21st <br />Street. Potawatomi Park is directly north of <br />the site. <br />EXISTING ZONING OF SURROUNDING PROPERTY - the property to <br />all four sides of the site is currently zoned "A" <br />Residential. There is "C" Commercial zoning <br />approximately 200 feet to the east and "D" Light <br />Industrial zoning approximately 700 feet to the west. <br />EXISTING LAND USE OF SURROUNDING PROPERTY - the property to <br />the north is the Potawatomi Park, the property to <br />the east is being used for single family houses, <br />the property to the south is being used for single <br />family houses and the property to the west is being <br />used for single family houses and vacant land. <br />SITE PLAN -the site plan proposes to use the existing houses <br />for a real estate office, a beauty shop and a real <br />estate appraisers office. There are two houses, the <br />one on the corner of 21st Street and Mishawaka Avenue <br />will be the real estate office. No new buildings <br />will be constructed, the only addition will be parking <br />spaces behind the houses. <br />ACCESS - access plans do not show in detail on the site plan, <br />however, it would appear that it would be from the <br />alley behind the houses. No State approvals will <br />be needed for this site, however, City Engineer's <br />approval will be required. <br />DRAINAGE - no drainage plan has been submitted, however, all <br />storm water must be retained on the property per <br />City Standards. <br />PARKING - insufficient data has been provided to determine the <br />required number of parking spaces. The site plan <br />indicates 12 spaces would be available and this should <br />meet the requirements of the Zoning Ordinance. <br />TABULATED DATA - no tabulated data has been submitted. <br />
