12. If Lessee shall fail to comply with any of the terms <br />or conditions of this lease, become insolvent, or shall make any <br />assignment for benefit of creditors, then or at anytime thereafter <br />the Lessor may at its option enter the premises and take and retain <br />possession thereof. <br />13.
