Councilman Hahn seconded the <br />motion. Motion carried. <br />ANNUAL REPORT OF THE CITY PLAN COMMISSION FOR THE YEAR 1953. <br />Common Council <br />City of South Bend <br />South Bend, Indiana <br />Gentlemen: <br />I take pleasure in presenting to you the Annual Report of your City Planning Commission, This report is a state- <br />ment of the progress and activities of theCommission during the past year. <br />May I take this opportunity to .express my appreciation to the members of the Council for their cooperation in <br />the planning endeavor. <br />Very truly yours, <br />Robert L. Huff <br />Director of Planning <br />Councilman' Glass made a motion that the report be accepted and placed on file. Councilman Hahn seconded the <br />motion. Notion carried. <br />ANNUAL REPORT OF THE PARK BOARD FOR THE YEAR 1953. <br />The annual report of the Park Board was submitted to the Council for their information. <br />REPORT OF CITY PLAN COMMISSION <br />Common Council <br />City of South Bend <br />South Bend, Indiana <br />Gentlemen: <br />On the petition of Kenneth Bateman, at al, for change of zoning of south half of Lot 14 in Samuel Cottrell's <br />First Addition from B residence and B height and area to C commercial and D height and area districts, specifi6&1-3 <br />located on north side of Colfax between Notre Dame Avenue and Francis Street is not recommended for the following <br />reasons as transcribed from the Planning Commission minutes under date of January 28, 1954: <br />l.' The granting of this petition would constitute a <br />continuation of strip zoning as opposed to consolidated <br />shopping districts. <br />IT- <br />2. It would adversely affect property values of surrounding <br />area. <br />3. It would create eight additional residential units as <br />non - conforming. <br />4. There is sufficient commercially zoned districts in the <br />immediate vicinity. <br />Very truly yours, <br />Robert L. Motion <br />carried. <br />REPORT OF CITY PLAN COMMISSION <br />Common Council <br />City of South Bend <br />South Bend, Indiana <br />Gentlemen: <br />On the petition of Earl W. and Gertrude Menzie for change of zoning on Lot 177, the second plat of Roseland Park,!I <br />from B residence and A height and area to C commercial and D height and area districts, the lot being located at <br />1514 East Calvert Street, is not recommended for the following reasons as transcribed from the Planning Commissi.ox <br />minutes under date of January 28, 1954. <br />19 The surrounding neighborhood is predominantly in residential use. <br />2. There is sufficient area now zoned for commercial use in the neighborhood <br />and that such area now zoned for commercial use is now predominantly in <br />residential use. <br />3. The petitioner failed, to the satisfaction of the Commission, to show the <br />need of increased commercial use from a neighborhood standpoint* <br />4. A commercial use in proximity to a public school is undesirable. <br />59 An additional commercial use would serve neither the school nor the neighborhood. <br />Very truly yours, <br />Robert L.
