Pursuant to Chapter 2, Article <br />6, Section 2 -77.1 of the Municipal Code of the City of South Bend, this petition was referred to the <br />Department of Community Investment for purposes of investigation and preparation of a report determining <br />whether the area qualifies as a Residentially Distressed Area pursuant to I.C.6 -1.1 -12.1 and whether all <br />zoning requirements have been met. <br />The Department of Community Investment has reviewed the petition (a copy of which is attached), <br />investigated the area, and makes the following report. <br />PROJECT DESCRIPTION <br />Joel and Katherine Dosmann intend to construct an approximate 2,300 square foot, single - family home. <br />The home will have a kitchen, dining room, living room, den, laundry room, 4 bedrooms, and 2'/2 baths. . <br />The cost of the home is expected to be $2,14,000.The lot is located in Royal Oak Estates which is a south <br />side subdivision with over 30 vacant Tots: Growth in the neighborhood has stagnated. The lot is currently <br />owned by First Federal Savings Bank and it will be sold to the builder which is Oakbrook Homes (Tony <br />Mynhier). It will then be sold to the Dosmanns. The previous builder holding the lots was Weiss Homes. <br />This will also introduce a new builder to that area. Total taxes to be abated during the (5) five -year <br />abatement period are estimated to be $8,769.
