LARSON-DANIELSON PROPOSAL FOR CMc SERVICES MORRIS PERFORMING ARTS CENTER PARKING GARAGE 10 <br />FIRM EXPERIENCE <br />Larson-Danielson brings extensive experience delivering <br />technically complex, public-sector, collaboration-driven <br />projects of similar size and scope to the Morris Performing Arts <br />Center Parking Garage. Our portfolio includes multi-phase <br />urban projects, renovations, and new construction that require <br />careful coordination, precise cost control, and integration <br />with existing facilities. This includes our current work on the <br />Mendoza College of Business North Addition at the University <br />of Notre Dame, a complex project involving the connection of <br />new construction to an active, existing academic facility. This <br />experience positions us to manage the complexity, sequencing, <br />and stakeholder coordination essential to the Morris Parking <br />Garage project. <br /> <br />We believe our deep familiarity with the site gives us a unique <br />advantage for this project. We were the general contractor <br />for the Raclin Murphy Encore Center and we have completed <br />multiple projects at the Morris Performing Arts Center, including <br />work on Phase 1 of the Morris 100 initiative. Additionally, <br />we are delivering a $60 million renovation of the Powers <br />Health Medical Office Building in Munster, IN, which includes <br />connecting new construction to an existing parking garage. <br />These projects directly inform our approach to integrating the <br />proposed garage with the future residential podium. <br /> <br />Our CMc approach emphasizes early alignment, transparency, <br />and risk mitigation. We develop clear bid packages, address <br />constructability questions during preconstruction, and establish <br />consistent assumptions to support accurate subcontractor <br />bidding and a reliable GMP. This approach is paired with a <br />detailed, logic-driven schedule that defines critical milestones <br />and facilitates proactive coordination among all stakeholders. <br /> <br />During construction, we maintain direct, transparent <br />communication with the City, design team, and development <br />partners. Potential changes are identified and addressed early, <br />and project information is shared through organized, accessible <br />digital platforms.
