This includes attending design <br />meetings, creating a detailed budget, and bidding of <br />completed construction documents. <br />CONSTRUCTION MANAGEMENT FEE <br />3% of the Cost of Work <br />Costs the owner is responsible for: <br />• Design Fees <br />• State Design Release <br />• Utility Connection Fees <br />DETAILS OF COSTS ASSOCIATED WITH <br />GENERAL CONDITIONS <br />The RFP indicates a 17 month construction schedule, while our <br />proposal offers an accelerated 14 month on site construction <br />duration. <br />The following items would be reimbursable and included <br />within the GMP: <br />• Safety Equipment <br />• Temporary Power Service <br />• Temporary Water Service <br />• Job Trailer/Trailer Utilities <br />• Material Testing <br />• Dumpsters <br />• Portable Toilets <br />COST OVERRUNS, DELAYS, AND INCENTIVES <br />The GMP sets a maximum cost for the project for a specific <br />scope of work and specific schedule. Any cost overruns <br />would be covered by Garmong under the GMP as long <br />as they are not the result of an increase in the scope of the <br />project. The same applies to schedule delays. As long as the <br />schedule delay isn’t out of the control of the CM, or a result of <br />an increase in the scope of the project - Garmong would be <br />responsible for making up the lost time. We have seen project <br />incentives succeed in the past, but each Owner is slightly <br />different. Given that this is a public project, we would not <br />recommend using performance-based incentives.
