PROJECT APPROACH <br />Community & Media Engagement <br />Regarding community and media engagement, Garmong will only engage with the public or media at the direct request of the <br />Owner. We understand the importance of maintaining a unified message and will defer all external communications to the City <br />unless otherwise directed. If requested, we are prepared to support public outreach efforts, including participation in community <br />meetings, media coordination, and informational materials. <br />Risk Management <br />Our risk management approach includes early identification of potential risks during preconstruction, development of mitigation <br />strategies, and continuous monitoring throughout construction. We maintain a comprehensive risk log and work closely with the <br />Owner and design team to proactively address issues before they impact schedule or budget. <br />Technology <br />In terms of technology, Garmong utilizes industry -leading tools such as Procore for project management, document control, and <br />real-time collaboration. We also employ BIM coordination, Microsoft Project for scheduling, and cloud -based cost tracking <br />systems (Viewpoint) to enhance efficiency, accuracy, and transparency across all project stakeholders. <br />Cost Estimating <br />From day one, Garmong applies a rigorous estimating process built on detailed quantity take -offs, subcontractor quotes, and <br />our extensive historical cost database. This enables us to "trend" and report design progress against the budget in real time. <br />Our methodology supports early value engineering and provides clear trade -by -trade cost breakdowns thereby giving the City <br />full transparency in decision -making. <br />We will analyze current and projected market conditions to identify cost drivers, assess escalation risks, and recommend cost - <br />saving alternatives without compromising quality or functionality. Throughout the design process, we prequalify subcontractors <br />and prepare bidder lists for City approval, ensuring that all participants are capable and aligned with project objectives. <br />Schedule Management <br />For Kennedy Park, our scheduling strategy will be collaborative and milestone -driven. Early in the project, we will host a <br />schedule development workshop with the City, DLZ, and key trade partners to create a Master Target Project Schedule. This <br />schedule becomes the benchmark for all subsequent updates and progress tracking. <br />We use Microsoft Projects to maintain a Master Control Schedule that incorporates resource loadings, cost account data, <br />and major milestones.
