<br /> <br />315 West Jefferson Boulevard, South Bend, IN 46601 • 574.232.8700 <br /> <br />abonmarche.com <br />Engineering • Architecture • Land Surveying <br /> <br />Scope of Services <br /> <br />Portage Avenue and Elwood Avenue Development – Site Demolition <br /> <br />The primary purpose of the project is to prepare plans and specifications for demolition of <br />commercial buildings near the intersection of Portage Avenue and Elwood Avenue. <br /> <br />A. Topographic Survey <br />1. The topographic survey will include the entire 8.6 acres of the parcel located at 1302 <br />Elwood Avenue <br />2. At a minimum, the topographic survey will include the location and elevation of all <br />topographic features, including underground and overhead utilities, fences, buildings, <br />paved and gravel surfaces, driveways, toe of slope, top of bank, headwalls, sanitary and <br />storm sewer pipes and culverts including pipe sizes, inverts and direction of pipes, shrubs, <br />signs, poles, manholes, valves and meters, and all individual trees. <br />3. Existing underground utilities will be located as marked by Indiana Underground Plant <br />Protection Service and a private utility locator <br />4. Review title search provided by Owner to determine any access rights or easements to <br />be considered prior to demolition. <br />5. Control points and references will be set in sufficient detail to construct all improvements. <br />6. A minimum of 3 benchmarks will be set and referenced <br /> <br />B. Permitting <br />1. A Soil and Water Pollution Prevention Plan (SWPPP) will be prepared for the project. <br />2. A Construction Stormwater General Permit will be prepared for the project. <br /> <br />C. Environmental Services <br />1. Initial vapor intrusion assessment with soil gas sample collection <br />i. 11 Soil Gas-Exterior samples from the parking lot on approximate 100’ by 100’ spacing <br />i. Soil vapor implants to be installed in boreholes completed with a Geoprobe to <br />a depth of approximately 2 feet below ground surface <br />ii. 12 inch implant will be installed from approximately 1 to 2 feet below ground <br />surface and completed to surface with fluoropolymer tubing and the borehole <br />around the tubing sealed with bentonite. <br />iii. Samples will be collected after a minimum of 24 hours following installation <br />ii. 3 Soil Gas-Sub Slab samples from the interior of the former grocery store <br />i. Samples will be collected via drilling 1.5 inch diameter hole partially through the <br />building slab, with an inner 5/8 inch hole drilled completely through the slab and <br />Vapor Pin installed <br />ii. (1) of the Soil-Gas Sub Slab samples shall be taken from the footprint of the
