STAFF REPORT <br />JAMES W. SHARPE #725 -80 November 6, 1980 <br />1022 N. Georgiana, South Bend <br />REQUESTED ACTION: The petitioner is requesting a zone change from "B" Residen- <br />tial, "A" Height and Area to "C" Commercial, "E" Height and <br />Area for the "expansion of retail rental store and industrial <br />uses that are clearly incidental to the retail business of <br />rental equipment to include outside storage of rental property. <br />EXISTING LAND USE: The land is vacant. <br />SURROUNDING LAND USE: <br />Located to the north, east and west are single family homes <br />to the south <br />zoned "A" Residential, "A" Height and Area; and <br />are two single family homes and the existing Aay's Rental Co., <br />zoned "C" Commercial, "D" Height and Area. <br />APPLICABLE REGULATIONS: <br />All parking within 50 feet of a residential district must <br />be properly screened. Storage facilities require 1 space <br />per 2 employees, and retail uses require 1 space per 2 em- <br />ployees and 1 space per 200 square feet of floor area. <br />ACCESS: <br />Two points of access are shown from Georgiana for the <br />proposed use. <br />DRAINAGE: <br />Two 1,800 gallon drywells are proposed. <br />DATA: <br />The total site including the existing business is 17,168 <br />square feet. Of that, the existing building and proposed <br />addition take up 5,180 square feet or 30.20 of the site; <br />the existing and proposed parking, drives, and open storage <br />area take up 11,438 square feet or 66.6% of the site; and <br />550 square feet, or 3.2% of the site will be open space. <br />SITE PLAN: <br />The site plan is preliminary. <br />AGENCY COMMENTS: <br />The City Engineer has the following comments: <br />1. The drywells shown on the site plan are sufficient. <br />2. The existing 18' Drive on Georgiana be widened to 24'. <br />3. We are requesting that the existing drive on St. Rd. 23 <br />be closed. <br />4. All radii at the drives have a minimum 10' radius. <br />5. The gate to be constructed at the northern most drive is <br />to be located a minimum_of 20 ft. from curbline so as to <br />allow a vehicle awaiting entry, space off of the narrow <br />street. <br />
