Strip commercial <br />development will no longer be an acceptable development option. <br />The rezoning is consistent with the Comprehensive Plan economic policy. <br />Land Use Plan: <br />Cit~of South Bend -City Plan, November 2006 <br />The City Plan Future Land Use Map recommends this general area for commercial and <br />industrial development. <br />The rezoning is consistent with City Plans Future Land Use Map. <br />2. Current conditions and character: <br />The site currently contains a single family home zoned SF1 Single Family and Two Family <br />Residential District. The area is commercial and industrial in character. The remaining single <br />family homes to the east are also planned for commercial development. <br />3. Most desirable use: <br />The most desirable use for this property is commercial and office. <br />4. Conservation of property values: <br />The surrounding property values may be conserved. . <br />5. Responsible development and growth: <br />It is responsible development and growth to allow the growth of commercial centers. <br />Recommendation: <br />Based on information available prior to the public hearing, the staff recommends that the petition <br />be sent to the Common Council with a favorable recommendation. <br />Analysis: <br />The rezoning is taking place in a developing commercial area.
