GMP EXHIBIT 4 <br />List of Allowances and Contingencies <br />Allowances <br />The following allowances are included in the Guaranteed Maximum Price. These allowances fund <br />potential work that may be needed to complete the project, but which is either not defined in the <br />project documents or not defined in sufficient detail in the project documents to accurately estimate <br />the value. The Guaranteed Maximum Price shall be adjusted, either with additions or deductions, by <br />Change Order, by the difference between the actual cost of the work allocated to these allowances <br />and the allowance value noted below. Upon mutual agreement between the Construction Manager <br />and Owner, these allowances may be used for purposes other than the proposed uses noted below. <br />Amount Title <br />Proposed Allowance Use <br />$100,000 MEP Demolition Demolish mechanical/HVAC, electrical, and plumbing <br />system necessary to erect the new Upper Deck <br />Structure. This includes removal of speakers, lights, <br />other electrical device hung from the existing roof <br />structure that is to be demolished as well as removal of <br />exhaust fans and ductwork on the concessions roofs <br />that conflict with the new Upper Deck Structure. <br />$15,000 Misc. Excavation Auger the holes for the new foul ball netting poles. <br />Backfill the area after the new concrete is poured. <br />Remove concrete, excavate, and backfill for the new <br />elevator pit in Unit C. <br />$30,000 Building Permit Obtain the general building permits. <br />$20,000 Pepsi Club Remobilize the demolition and steel erection cranes <br />Remobilization and crews, as well any other subcontractor's crews in <br />this GMP to perform the Pepsi Club demolition, <br />structure, and shell in the 2025-26 offseason. The <br />original bid schedule in the Upper Deck Bid Event <br />section 00 31 13 noted this work would occur in <br />sequence with the new Upper Deck structures in the <br />2024-25 offseason. <br />$30,000 Playground Install the playground equipment shown on sheet 2- <br />Installation C201 as noted in keynotes 1-6 on the "Play Structure <br />Legend" on that sheet. Nu -Toys, the lowest and only <br />bidder for Bid Package 4 - Play Equipment & Surface <br />could not find a suitable installer for this part of the Bid <br />Package 4 scope. <br />GMP Exhibit 4 Page 33/39 <br />
