Project Approach <br />CRG will work with design consultants throughout the design stage and bidding <br />process to secure an efficient and collaborative design. CRG uses Building Connected <br />as its primary bidding software. This program affords the best opportunity for <br />outreach to both local subcontractors and MBE and WBE certified contractors. <br />Building Connected allows CRG to search for contractors in South Bend and the <br />surrounding area and send bid invites to them. CRG has over 8 years of experience <br />working with South Bend -Mishawaka -Granger subcontractors and will lean on these <br />relationships for this project. CRG has a standardized pre -qualification folder that <br />every subcontractor is required to fill out. This form asks for project history, insurance <br />capabilities, bonding capacity, safety record and references among other items. <br />As a CM for the project CRG will ensure that all subcontractors comply with the E- <br />Verify requirements. CRG will manage the bidding process through Building <br />Connected which allows for confidential submission of bids only viewable by CRG. It <br />also produces a report of good -faith efforts in outreach to local, MBE and WBE <br />certified contractors. CRG will not self -perform any of the work associated with this <br />RFP. <br />The team at CRG has over 30 years of experience in building structured parking and <br />the best practices to ensure that those structures are built in a cost-effective and <br />sustainable manner. CRG will bring this wealth of knowledge to the design process <br />and assist the design team in making cost-effective and sustainable choices. <br />CRG proposes to deliver the project using a cost-plus with Guaranteed Maximum <br />Price (GMP) contract. The benefits of this delivery method are cost certainty and <br />budget protection to the City/Owner, which allows for better predictability and <br />appropriate sharing of risk. CRG will work closely with the City/Owner to carefully <br />review the design of the project to ensure an accurate, fair, and achievable budget is <br />created to establish the GMP. Once design is complete, CRG anticipates the time <br />required to collect formal bids from subcontractors and to establish the GMP is 4S <br />days. Concurrently with this process, CRG will work with the City/Owner to negotiate <br />the GMP contract. CRG anticipates this process can be completed in 30 days. <br />As part of CRG's commitment to clear communication and reporting, it will provide <br />monthly progress updates and will work with the City/Owner to understand its <br />expectations as to format and content. Internally, CRG leverages best -in -class <br />technology tools, such as Procore, for all daily reporting, contract commitments, <br />billings and change order tracking. CRG will have monthly Owner -Architect - <br />Contractor meetings that includes status updates, project reporting, and schedule <br />updates. <br />■ <br />RESIDENTIAL <br />
