Price Proposal and Project Cost <br />• Constructability reviews to be completed in concert with operational plans as <br />fo I I ows: <br />o CRG will check the documents for completeness and coordination and make <br />recommendations to the City/Owner. <br />o Constructability reviews shall occur approximately at completion of schematic <br />design, design development and at approximately 50% construction <br />documents. <br />o Additional time may need to be added to the project schedule depending on <br />the status of the completeness of documents. <br />• Cost control management, including preparing and evaluating a cost estimate <br />and evaluating the estimate against the original construction budget and <br />recommending, if necessary, the appropriate action to correct and/or avoid <br />potential cost overruns. <br />• Bid phase services, including finalizing all the subcontractor bid packages, <br />developing the bidding schedule, completing prequalification of potential <br />bidders, and arrange and conducting pre -bid meetings for bidding contractors. <br />CRG will provide Construction Manager as Constructor (CMc) services for the <br />City/Owner with respect to the project for a fee of 4.5% of the cost of the work. While <br />cost overruns and delays are not part of most projects that CRG manages, should <br />either unexpectedly occur, CRG will do its best to communicate as clearly and timely <br />as possible the impact of each to all stakeholders. In past projects that are similar in <br />scope to this RFP, CRG has implemented a shared savings clause to reward the <br />contractor if the project is delivered below budget and to the satisfaction of the <br />City/Owner. CRG will work collaboratively with the City/Owner during contract <br />negotiations to determine if a shared savings clause is appropriate for this project. <br />CRG includes 5% of cost of work (including general conditions) as the contractor <br />contingency within the project budget. The contractor contingency is for CRG's <br />exclusive use to cover costs, expenses, damages incurred by CRG in its performance <br />of the work and is not to be used to cover changes in scope, design errors, or other <br />items that CRG would be entitled to an City/Owner change order. <br />'000■ <br />C3M <br />RESIDENTIAL <br />
