FY 2025-2029 Five-Year Consolidated Plan City of South Bend, IN <br /> Housing Market Analysis <br /> MA-05 Overview <br /> Housing Market Analysis Overview: <br /> South Bend is the principal and largest city of the South Bend-Mishawaka Metropolitan Statistical Area. <br /> St. Joseph County is the surrounding county of both South Bend and Mishawaka and is fully within the <br /> Metropolitan Statistical Area. The City of South Bend receives an annual HOME allocation which can be <br /> utilized by the St. Joseph County Housing Consortium which also includes the County of St. Joseph and <br /> City of Mishawaka. According to the 2020 Census, the total population of St. Joseph County is 272,912. <br /> The total population of South Bend is 103,453, which is roughly 37.9% of the County's population. <br /> According to the 2016-2020 American Community Survey (ACS) Five-Year Estimates, there are <br /> approximately 117,050 housing units in St. Joseph County and 46,489 housing units in the City of South <br /> Bend. Roughly 39.7%of all housing units in St.Joseph County are located in the City of South Bend. <br /> According to the 2016-2020 ACS Five-Year Estimates, there are 104,380 occupied housing units in the <br /> County and 39,709 occupied housing units in South Bend, which is 38%of all occupied housing units. Of <br /> the 12,670 vacant housing units, 6,780 vacant units are located in South Bend.Occupied housing units can <br /> be further broken down by owner-occupied and renter-occupied units. Owner-occupied units make up <br /> 67.9% or 70,887 of the total amount of housing units in the County, while renter-occupied units make up <br /> 32.1%or 33,493 units.The City of South Bend has 22,884 owner-occupied units(57.6%)and 16,825 renter- <br /> occupied units (42.4%). <br /> The majority of housing units(66%) in St. Joseph County were built prior to 1979. Approximately 15.6% <br /> of housing units were built before 1939; 25.5% were built from 1940 to 1959; and 24.9% were built from <br /> 1950 to 1969. From 1980 to 1999, 23.0%of all housing units were built.
