Hedman, Executive Director <br />r <br />C1terC <br />SUBJECT: Architectural services in preparing DATE: April 4, 1984 <br />a master plan for the revitalization <br />of the Morris Civic Auditorium <br />Pursuant to the three -phase theater revitalization and development proposal <br />that the Century Center Board of Managers presented to the Common Council <br />in January of this year, authorization under the Non - reverting Improvement <br />Fund of the Morris Civic Auditorium is now being sought for architectural <br />services required for the creation of a master plan. At its regularly <br />scheduled meeting on March 16, the Board established a special committee <br />to study the initial phase of that project and to work with the major users <br />of the Auditorium, the City Attorney's office and the owners of the Palais <br />Royale in defining its parameters. That committee returned to the Board <br />at its meeting on March 30 to report that a proposal for an architectural <br />study to include all projected phases of the theater's development, providing <br />comprehensive preliminary plans and a detailed construction cost estimate, <br />had been requested and received from the Indianapolis architectural firm <br />of Woollen, Molzan and Partners. <br />The Council will, no doubt, recall that an initial study of the Morris <br />Civic Auditorium and the Palais Royale in relation to the then proposed <br />construction of Century Center was compiled by Evans Woollen in July of 1969. <br />As that report, Michiana Place, has provided the conceptual base in the <br />development of the Board's revitalization proposal, and as Mr. Woollen's <br />work on such historic facilities as the Indiana Theater recommends him <br />highly, we are requesting authorization for his architectual services in an <br />amount not to exceed $ 13,000.00. That fee, I might add, is itself deductible <br />from a total percentage fee on the finished architectural work. <br />As the creation of a master plan that includes detailed construction cost <br />estimates is a necessary preliminary step to the establishment of further <br />contractual agreements, the Board of Managers respectfully requests your <br />approval of these fees. <br />BRH:kg <br />120 South Saint Joseph Street <br />South Bend, Indiana 46601 <br />(219) 284 -9711 <br />
