City of South Bend FOUR WINDS FIELD EXPANSION & RENOVATION EARLY RELEASE 1: EXHIBIT 7 Early Release 1: Exhibit 7 Page 38/38 Construction Manager Contingency The following Construction Manager contingency is included in the Early Release Work. This contingency is for the Construction Manager’s exclusive use to cover those costs considered reimbursable as the Cost of the Work but not included in a Change Order. The value of this contingency shall not be increased, except in proportion to the amount of approved Change Orders increasing the Early Release Work. Amount Title $111,965 CMc Post-Bid Contingency (1% of the total Early Release Work) Design/Owner Contingency The following Design/Owner contingency is included in the Early Release Work. This contingency is for the Owner’s exclusive use to cover costs for work not included in the specifications (Exhibit 3), drawings (Exhibit 4), and allowances listed above, subject to the assumptions and clarifications in Exhibit 2. These costs include, but are not limited to, changes to the scope of the project, design changes necessary to accomplish the originally intended scope, unforeseen site and existing building conditions, and abnormal weather conditions. The value of this contingency shall only be increased by the Owner’s direction. Amount Title $223,930 Design/Owner Contingency (2% of the total Early Release Work)
