Design services will include <br />preliminary analysis, design, documentation, and coordination with the owner. Our assessment will result in <br />a study described in the Scope of Work section below. <br /> <br />Base Scope of Work: <br />AEC-ME’s scope of work for this project includes the assessment and schematic design of mechanical, <br />electrical, plumbing, and fire protection systems associated with Beacon Health Fitness Building in South <br />Bend’s downtown. We understand the 5-story building is roughly 91,000 SF. The facility houses offices, <br />fitness areas, gym, lockers, and multiple pools/therapy pools. Our assessment will exclude the adjacent <br />garage. A construction budget is not known at this time for renovating the facility. <br /> <br />AEC-ME will visit the site and complete a preliminary evaluation of the building’s mechanical, electrical, <br />fire protection, and plumbing systems. The intent of the evaluation will be to identify portions of the <br />building systems that are in disrepair, beyond expected lifetime, not meeting current codes, not meeting <br />desired performance characteristics, not functioning as intended, and/or unsafe. Our assessment will be <br />based in visual evaluation. No material testing or additional analysis is included in our assessment. <br /> <br />We understand the pool and associated systems will be evaluated and assessed by others. As part of our <br />assessment, we will offer a probable cost of construction budget related to the assessed systems. <br /> <br />Additionally, we understand the low voltage/technology systems will be evaluated and assessed by others. <br />As part of our field evaluation, we can assist the technology team with photos and images as needed. We <br />assume they will furnish us with a list of items to observe as part of our single trip to site. <br /> <br />We understand our efforts will start in Q4 of 2023 and be completed in Q1 of 2024.
