The Redevelopment Authority
January 16, 2012 Meeting Minutes
also be done at the Hall of Fame. If for some reason there is snow and Century
Center isn't staffed than CBRE or Cressy Everett will take care of the snow
removal. DTSB has done walk trough's for security purposes through the Hall of
Fame, so we are trying to use our existing resources in the downtown to minimize
our property management expense but Cressy Everett is responsible for the overall
aspects of property management.
Mr. Thomas asked if we had good results from Cressy Everett in the past and Mr.
Inks said yes. Mr. Alvarez asked if there were ideas for reuse of the building and
Mr. Inks said we continue to work with at least one prospect but he didn't know
how solid it is. Another group has expressed interest, actually Memorial
Hospital's Health Works Brain Works. They seem to be very interested and have
decided to fund an analysis of the Hall of Fame. They are checking to see if it
would meet their needs and what the costs would be. Mr. Thomas asked about
parking and Mr. Inks said there is limited parking for the Hall of Fame. There is a
surface lot that we own to the south of it, a little bit of on -site parking, but not
much. There won't be enough parking for employee parking so they will have to
use public parking. Mr. Thomas asked about the grid iron for parking and Mr.
Inks said it would not support automotive parking.
Mr. Alvarez asked about putting on a craft show in the summer time that would
not compete with Art Beat, but rather something to bring people down town. Mr.
Inks said he would pass that on. Mr. Inks said he was just responding to a request
from Century Center to use the space to host some events and perhaps they would
be a great group who could coordinate something with DTSB. Century Center is
having some revamping done in their building so they will be in need of some
convention space and may use the Hall to handle some of that.
Mr. Alvarez also wanted to ask about diversity contracting. He didn't see anything
mentioned in the contract. He would like us to ask our contractor to use, to the
best of their ability, diverse subcontractors. He didn't want them to be forced to
hire a certain percentage but rather to ask them to use their best efforts to use
something of that effect with all of the contracts that we put out in the city. Mr.
Inks said we normally do that, with DTSB, CBRE who manages our retail
property, with Blackthorn Golf Course, we do what Mr. Alvarez suggested. This
contract came directly from Cressy & Everett and we were pushing to get it on the
Redevelopment Commission's agenda so perhaps the legal department missed
that or that isn't something they routinely check for. Typically we do that in our
agreements. Mr. Alvarez was glad to know that.
b. Upon a motion by Mr. Alvarez, seconded by Mr. Thomas, the Authority approved
the Management Services Agreement with Cressy & Everett Management
2
H: \WPDAT AAUTHORTY\201i \011613.
