MLK DREAM CENTER & LINDEN AVE STREETSCAPE <br />Clarifications and Assumptions <br />Division 01 — General Requirements: <br />• This budget includes monthly staffing costs of $53,333 for the MLK dream Center project and $15,588 <br />monthly for the Linden Avenue Streetscape project. <br />■ This budget excludes Indiana State sales tax based on an Owner provided general sales tax exemption <br />certificate. <br />• Builders Risk Insurance is included. <br />• Performance and Payment bonds are included. Bonds will be billed at a rate of .95% of construction <br />costs. <br />• We have included a 3-year 10% Maintenance Bond to insure the 1-year warranty obligations are met <br />and to cover 3 years of latent defects. The Maintenance Bond does not cover building maintenance or <br />extend warranty obligations. <br />■ General Liability insurance is included and will be billed at a rate of .44% of construction costs. <br />• The cost of a local building permit has been excluded. This requirement was waived by the Owner. <br />+ Temporary utility usage costs are excluded and will be paid by the Owner. <br />• This budget is based on all work occurring Mondays through Fridays between 7:00AM and 3:30PM. <br />We have excluded building information modeling. <br />• All material prices are based on standard colors and finishes unless specified otherwise. <br />• We have included building commissioning. <br />+ The Owner will be notified, in writing, of any significant price increase for specified building materials <br />during construction. The Owner shall have the option of accepting the price increase by increasing the <br />GMP or terminating the contract for convenience. <br />■ We have included a $35,000 Allowance for materials testing. <br />Division 02 — Demolition: <br />■ We have excluded any hazardous materials demolition/abatement. <br />Division 03 — Concrete <br />■ We have included a $25,000 Allowance for concrete winter conditions. <br />Division 05 — Metals <br />■ We have excluded Al SC certification for the steel erector. <br />• The steel finish for all structural steel shall be 5SPC2/3; architectural finish of exposed structural steel <br />members is excluded_ <br />• Capping of the round pipe x-bracing members is excluded. <br />• Stair 1, located in Entry Hall 101, has been priced as structural steel stair framing and <br />supports with concrete filled pan stairs and rubber treads. An architectural stair with <br />wood treads has not been designed and therefore excluded in this budget. <br />Division 06 — Woods, Plastics, and Composites: <br />• We have included Dan back wood blocking in lieu of dimensional lumber in walls.
