The Area Plan Commission at its public hearing on <br />March 18, 2003, took the following action: <br />IIpon a motion by Lloyd Taylor, being seconded by John McNamara and carried, the <br />proposed ordinance initiated by the Area Plan Commission to zone from "B" <br />Residential, "A" Height and Area to "PHC" Professional/Health Care District, <br />property located at the northeast corner of Bast Jefferson Boulevard and Tuxedo <br />Drive, City of South Bend is sent to the Common Council with a favorable <br />recommendation with the understanding that there will be a 25 foot setback with <br />screening from Marshall Street with the exception of any existing building <br />encroachment= a 25 foot setback with screening from the east property liner that <br />the access from Holiday Drive will be closeds and that any new buildings will not <br />be over two stories in height. <br />The deliberations of the Area Plan Commission and points considered in arriving <br />at the above decision are shown in the minutes of the public hearing, and will be <br />forwarded to you at a later date to be made a part of this report. <br />Attached, for your consideration in the review of this matter, is a copy of the <br />Area Plan Commission's Staff Report. <br />Sincerely, <br />~. <br />hn W.
