Proposal for Construction Manager as Constructor Services <br />Four Winds Renovation and Expansion ― South Bend, Indiana <br />PROJECT COSTS <br />PRE-CONSTRUCTION SERVICES FIXED FEE <br />Larson-Danielson Construction proposes the following lump sum fixed-fee to provide CMc preconstruction <br />services that includes estimating and bid procurement, design consultation and review, scheduling, value <br />engineering, community outreach, site logistics and phasing planning, and general preconstruction <br />coordination. <br />Pre-Construction Services Fixed Fee: <br />Seventy-Six Thousand Five-Hundred Dollars ($76,500) <br />CONSTRUCTION PHASE SERVICES FEE <br />Larson-Danielson Construction proposes the following percentage-based fee for Construction Phase Services, <br />which covers Larson-Danielson overhead and profit. Overhead costs include administrative staff located at our <br />home office in La Porte, IN, Project Manager and Project Executive time when working off-site, and off-site <br />information technology costs for Larson-Danielson employees. <br />Construction Phase Services Fee: <br />Four and Five Tenths Percent (4.5 %) <br />OWNER COSTS <br />The following is a summary of project-related items the owner would be responsible for: <br />•Legal survey – contours, structures, utilities, rights-of-way, easements, legal description, etc. <br />•Environmental assessments and reports <br />•Geotechnical investigations and reports <br />•Impact and development fees <br />•Zoning and variance expenses <br />•State design release <br />•Utility connection fees <br />•Insurance – Builder’s Risk <br />•Professional quality assurance, quality control and testing services <br />•Temporary power, natural gas, water, and sewer bills <br />•Temporary utility connections <br />GENERAL CONDITIONS <br />The following is a summary of project-related items associated with general conditions, which are included as <br />“Cost of the Work” in which the Construction Phase Services Fee would be added to: <br />•Building permits and inspection fees <br />•Payment and performance bonds <br />•Jobsite Project Manager, Superintendents, Safety Coordinator, Administrative, Accounting and <br />Clerical <br />•Jobsite office trailer, furniture, and equipment <br />•Jobsite telephone equipment, service, and internet (including connection fees) <br />Page 23 of 30
