Proposal for Construction Manager as Constructor Services <br />Four Winds Renovation and Expansion ― South Bend, Indiana <br />Sustainability <br />Larson-Danielson brings a proven track record in sustainable construction. <br />The process of sustainable construction begins early in the design process. <br />We will work with the City of South Bend team members to identify the <br />sustainable objectives for the project. <br />Preconstruction Phase <br />During pre-construction, our team will: <br />1.Help conduct a project team meeting to review and evaluate the <br />environmental design components of the project. Key objectives <br />and referenced standards will be identified for the project. <br />2.Conduct similar sustainable review meetings at 50% and 90% <br />construction documents. <br />3.Provide assistance to the design team regarding availability and <br />procurement of long lead time items and identify opportunities or <br />limitations of construction materials. <br />4.Review the project documents and work with the design team to <br />ensure the sustainable requirements are fully incorporated into the <br />bidding documents. <br />5.Review the specifications to ensure that all the specification sections, <br />including the Division 1 requirements, clearly outlining the project <br />environmental requirements. <br />6.Provide value engineering construction cost evaluations of <br />environmental strategies to assure that the owner’s environmental <br />goals are being met within the project budget. <br />Construction Phase <br />During the construction phase, L-D will continue to work with the team to <br />meet the objectives for sustainability, including: <br />1.Assure that the project construction is proceeding in accordance <br />with the environmental goals. <br />2.Develop project specific construction plans as required including: <br />a.Erosion and Sedimentation Control Plan <br />b.Site Development/Protection Plan <br />c.Stormwater Management Program <br />d.Construction Waste Management Plan <br />e.Indoor Air Quality Management Plan <br />f.Commissioning Plan <br />3.Monitor project quality and submittals for compliance with <br />sustainability requirements. <br />4.Coordinate required contractor and subcontractor interaction with <br />commissioning agent including construction and close-out <br />documentation. <br />Page 17 of 30
