Proposal for Construction Manager as Constructor Services <br />Four Winds Renovation and Expansion ― South Bend, Indiana <br />FIRM EXPERIENCE <br />Similar Projects <br />KNOX COMMUNITY SCHOOLS <br />Knox, Indiana <br />Larson-Danielson served as Construction Manager as Constructor on a $15 million addition and renovation <br />project at Knox Community Schools. The scope included 44,000 square feet of new construction and 63,000 <br />square feet of renovations. The project began in April 2020 and wrapped up in October 2021. The major <br />challenge on this project was the multiple phases. The project included four major exterior phases, 10 interior <br />phases for the high school, and two major additions phases. <br />The project included the demolition of the elementary school’s Palmer Wing, while the high school and the <br />remaining portion of the elementary school were expanded toward each other, closing off a road that ran in <br />between the buildings in the process. This resulted in a safer traffic pattern keeping bus traffic on the west end <br />of the campus, while cars will stay to the east. <br />As part of that effort, a new bus staging area was installed west of the elementary school, with a new driveway <br />connecting it Culver Road. The elementary school’s horseshoe drive no longer accesses Culver Road. Instead, <br />visitors get to the main office from a new driveway extending west from Main Street, which includes visitor <br />parking and a drop-off area for the pre-K and special needs programs. <br />The Palmer Wing was replaced by a new playground and staff parking lot that contains a queuing area for <br />parents waiting to pick up students. The new south wing of the elementary school houses third and fourth <br />grades, with room for five sections of each grade level plus flex space. The addition also contains a large cafeteria <br />with seating for 650 to 700 students. The previous cafeteria remained in use as part of a more efficient serving <br />line. <br />At Knox Middle School, a new bus staging area was added behind the building. The main office was moved to <br />the north end of the building, where a new secured entrance was installed. All students now enter through that <br />door, with separate car and bus drop-off areas nearby. <br />The school corporation’s central office moved into the middle school, as well. It has its own new secure entrance <br />off Main Street, near the location of the school’s main office. A small visitor parking lot was installed there, which <br />also provides ADA parking for events at the Weinberg Gym. The project also provided for an improved <br />crosswalk across Culver Road. <br />At Knox High School, a new multi-purpose room was added north of the cafeteria. A new culinary arts lab was <br />added, as well. A secure entrance was installed on the south side of the building, and the guidance office was <br />consolidated into the main office. The school’s weight room was moved into the building, where some <br />classrooms were located. The project also included an expanded football locker room. <br />Page 10 of 30
