The project proposes removing the brick masonry infill from the timber-framing, and reinstallation of <br />the large diameter spindles (that were stored in the garage). <br />Staff previously received a proposal for restoration of the street-facing windows. The current proposal is being <br />heard in lieu of that proposal. Staff would have favorably recommended the restoration of the street-facing <br />windows. <br />STANDARDS AND GUIDELINES: See Standards and Guidelines: <br />Chimneys — pages 8-9 <br />Windows — pages 12-13 <br />Foundations — pages 14-15 <br />Porches — pages 17-18 <br />Roof, Gutters/Downspouts, Soffits — pages 19-21 <br />Walls — pages 26-28 <br />SITE VISIT REPORT: <br />Historic Preservation Administrator Toering and Specialist Van Overberghe conducted a site visit to the proper- <br />ty on August 31, 2022 in advance of the property being listed on the real estate market. Staff advised the selling <br />agent of the condition of the windows at that time, as well as issues with the roof/chimney that we leading to <br />water infiltration in the ‘Great Room’. The steel windows exhibited rust and expansion of varying degrees of <br />severity. Some lintels and masonry were negatively impacted because of rust expansion. <br /> <br />STAFF RECOMMENDATION: <br />Staff recommends dividing the project into multiple components: <br />COA 2023-0803-1 Roof replacement & Gutter Installation — Staff makes a favorable recommendation. <br />COA 2023-0803-2 Chimney reconstruction — Staff makes a favorable recommendation. <br />COA 2023-0803-3 Window Replacement —Staff makes no recommendation. <br />COA 2023-0803-4 Front Entry reconfiguration — Staff makes a favorable recommendation. <br /> <br />Prepared by Adam Toering, Historic Preservation Administrator <br />
