SECTION 5 <br />PROJECT IMPLEMENTATION <br />A. PROVIDER'S INVOLVEMENT <br />Kokosing will serve as both the provider and the General Contractor for the project. We will take <br />the lead to ensure all possibilities of guaranteed savings are realized and properly reported to the <br />Indiana Department of Local Government Finance. We will ensure the program is managed in an <br />efficient method and produce a safe, workable, quality project that is finished on time, under budget <br />and exceeds the expectations of The City of South Bend. Based on the scope of services outlined in <br />the RFP, we anticipate self -performing: <br />> Demolition/decommissioning <br />> Structural Concrete Installation <br />> Process Pipe and Equipment Installation <br />> Miscellaneous metal installation <br />> Structure and Underground Piping <br />Installation <br />> Sitework and Excavation <br />> Means and methods engineering <br />> Procurement <br />> Preconstruction services <br />> Project management including on -site <br />supervision <br />As a self -performing General Contractor, we expect to do more than 70 percent of the project exclusive <br />of the specialty tank with our leadership and skilled trade craftspeople. This means we have both <br />responsibility and full control over the work done on your site. As you will see below, safety and <br />quality are hallmarks of Kokosing projects. <br />B. PROVIDER'S PROJECT MANAGEMENT <br />The topic of project management addresses two fundamental questions: <br />1. How are you going to run my job? <br />2. How do I know you'll do it right? <br />As a major General Contractor, Kokosing uses state -of -the industry software and technology to track, <br />manage, and control the three axes of a project: scope, schedule, and budget. We place increased <br />attention on safety and quality because they are the critical inputs to scope, schedule, and budget. <br />Safety dictates the way we work and safeguards our core belief that every person on the jobsite <br />- ours, yours, and our Subcontractor's - is worth the time and effort to do things the right way. <br />Quality encompasses our own high standards to deliver a final product you are proud of and will last <br />a lifetime. <br />These five project elements mean little without the nexus that binds them together: Communication. <br />The most successful projects are those where the people delivering the project - Owner, Engineer, <br />Operator, and Kokosing - freely and proactively transfer information to avoid problems, resolve issues, <br />and collaboratively elevate the project. Our approach to project management leads by example, <br />working side -by -side with you and your trusted advisors to maximize the benefit you receive for every <br />dollar and hour invested. <br />The following sections provide an introduction and overview of the industry -leading best practices we <br />use to run every project, regardless of size or scope.
