Single story addition on rear. Asphalt shingle hip gable roof with hip gable dormer. <br />ALTERATIONS: COA 1996-0531 allowed for addition of wood lattice to chain link fence at the front line of <br />house. <br />APPLICATION ITEMS: “Addition of garage, Rehab + Refurbish house.” <br />DESCRIPTION OF PROPOSED PROJECT: The applicant has requested approval to: <br />Engage in a comprehensive rehabilitation and addition of this American Foursquare which has sat vacant for some <br />years. Staff divide the project into multiple components: <br />COA 2023-0601B-1— Rear Addition. Staff recommends approval. <br />Construct a one-story addition to the rear of the existing American Foursquare house, including a narrow two-car <br />garage. <br />The addition is — per the documentation submitted — zoning compliant. The structure will be angled to direct to- <br />wards the alley for ease of access/use. Exterior cladding is proposed to be aluminum siding (see COA 2023-0601B- <br />4). <br />COA 2023-0601B-2 — Front Façade alterations. Staff recommends approval. <br />There are multiple proposed alterations to the front façade, including: <br />Reconstruction of the enclosed front porch, removing the large multi-paned picture window on the front façade, <br />the windows facing the north and south facades, and replacing all with new JELD-WEN V-2500 double hung <br />windows. The existing enclosed front porch is somewhat anachronistic to the overall aesthetic of the house. <br />The River Bend Standards & Guidelines state that “When enclosing porches for heat conservation or for other <br />reasons, it should be done in a manner that does not alter the architectural or historical character of the build- <br />ing” and “Existing or original porches and steps, including handrails, balusters, columns, brackets, tiles and <br />roof decorations, shall be retained, or replaced with replicas of the same design and materials when deteriorated <br />beyond repair. Porches and additions reflecting later architectural styles, and which are important to the build- <br />ing’s historical integrity, shall be retained.” <br />Addition of second-story oval “bullseye” window. <br />Other homes in River Bend on Riverside Drive have oval “bullseye” windows.
