Analysis and <br />the Sewer and Water Analysis for incorporation into an <br />overall Master Plan board display for the project area <br />which conceptually shows the following: <br />a. Land Use Categorises. <br />b. Proposed major circulation roadways and suggested <br />minor interior .road patterns. <br />c. Suggested conceptual building locations. <br />d. Major conceptual Utility and drainage plan. <br />2.3 RENDERING OF DEVELOPMENT <br />2.3.1 Prepare an overall rendered site plan which by color and <br />detail illustrates the proposed features of the Master <br />Plan. <br />2.4 DEVELOPMENT GUIDELINES <br /> <br /> <br />2.4.1 Develop criteria and guidelines which establish minimum <br />standards for buildings to be constructed in the project <br />area within the various .land use areas, including <br />building materials, site improvements, etc. <br />2.5 PROMOTIONAL MATERIAL. <br />2,5.1 Prepare a promotional booklet for future distribution in <br />an 8~" x 11" format, .incorporating the information <br />developed in paragraphs 2.2, 2.3 and 2.4 above and <br />information provided by the City. -The promotional <br />information will be prepared for color printing of the <br />final product. <br />q <br />• ----.. <br />ARTICLE 3 - ADDITIONAL SERVICES <br />3.1 Additional Services shall be provided if authorized or confirmed <br />in writing by the Owner or if included in Article 12 and they <br />shall be paid for by the Owner as provided in this Agreement. <br />Such Additional Services could include, budget analysis, financial <br />feasibility studies, .planning surveys, environmental studies, <br />measured drawings of existing conditions, legal descriptions, <br />detailed Construction Cost estimates, quantity surveys, and any <br />other services not otherwise included in this Agreement under <br />Basic Services. <br />ARTICLE 4 - OWNER'S RESPONSIBILITIES <br />4.1 The Owner shall provide full information regarding requirements <br />for the Project. <br />-3- <br />
