Deliverable – Furnish (1) electronic review copy of the draft Preliminary Design Phase <br />documents to Owner. <br />1) Draft Submittal will include the following deliverables: <br />a) Draft Preliminary Design Plans <br />b) Initial Opinion of Probable Costs as indicated in A1.08 <br />c) Limited Drainage Study as indicated in A1.05 <br />4. Deliverable – Further develop and finalize the Preliminary Design Phase documents in <br />response to Owner’s comments, as appropriate, and furnish to Owner (1) electronic copy of <br />the Preliminary Design Phase documents. <br />1) Submittal will include the following deliverables: <br />a) Preliminary Design Plans <br />b) Opinion of Probable Cost as indicated in A1.08 <br />B. Engineer’s services under the Preliminary Design Phase will be considered complete on the date <br />when the Preliminary Design Phase documents and Opinion of Probable Construction Cost have <br />been delivered to Owner. <br />A1.08 Opinion of Probable Cost <br />A. Procure the services of an experienced consultant to provide opinion of probable construction costs <br />prepared by way of measuring bulk quantities for all applicable trades and pricing at applicable <br />parametric composite unit rates for a competitively bid public works project for the northern <br />Indiana region. <br />B. Provide an opinion of probable soft costs based on accepted industry practice as a percent of <br />construction. Include inflation factor to account for 2024 construction season. <br />C. Submit Opinion of Probable Cost at conceptual planning phase and preliminary design phases. <br />D. Format Opinion of Probable Cost to meet grant requirements. <br />A1.09 Graphics and Renderings <br />A. 3-D Concept Model <br />1. Develop a working 3-D model of the preferred concept plan in preparation of creating final <br />renderings/exhibits for the grant submittal or other Owner use. <br />2. Create up to four (4) 3-D visualizations depicting key elements, views, or sub-areas of the <br />Plan. The views will be discussed prior to advancing into production. These will be <br />developed using a combination of Sketchup, Lumion, and Photoshop. <br />B. Final Rendered Site Plan – Update and refine the preferred alternative plan rendering if needed <br />during preliminary design phase.
