Qtommftttt at.eport: <br /> Zoning and Annexation Committee <br /> to tht (NUMMI QCOUtttfl Of tit a UV Of South Osttb: <br /> The May 28, 1996 of the Zoning and Annexation Committee was called to order by its <br /> Chairperson, Council Member Tom Zakrzewski, at 5:35 P.M. in the Council informal <br /> meeting room. <br /> Persons in attendance included Council Members: Luecke, Washington, Kelly, <br /> Zakrzewski,Coleman,Pfeifer,Varner,Hosinski, and Broden;Don Ross,Tom Eddington, <br /> john Byorni,Jeff Gibney,Mike Dobson,Don Porter,and Kathleen Cekanski-Farrand. <br /> The first item on the agenda was to review Bill No. 15-96 which is a proposed rezoning for <br /> the property located at 2334 Prairie Ave. <br /> Mr. John Byorni showed a final site plan of the affected property(copy attached)and noted <br /> that both the staff and the Area Plan Commission send it to the Council with a favorable <br /> recommendation. <br /> Mr. Mike Dobson made the presentation. He noted that the rezoning is necessary to allow <br /> the reconstruction and expansion of a convenience store with gas pumps. It is anticipated <br /> that the project would be completed by Labor Day of this year. <br /> Following further discussion, Council Member Luecke made a motion, seconded by <br /> Council Member Varner that substitute Bill No. 15-96 be recommended favorably to <br /> Council.The motion passed. <br /> The Committee then reviewed substitute Bill No. 16-96 which is a proposed rezoning for <br /> the property located at 332 North Ironwood Drive. Mr. John Byorni noted that the proposal <br /> received a favorable recommendation from both the staff and the Area Plan Commission <br /> (copy attached). Mr.Don Ross made the presentation on behalf of Cressy and Everett Inc. <br /> He noted that the property in question was destroyed by a fire in January of this year. That <br /> building was 5, 600 square feet and the proposed new building would be 8, 500 square <br /> feet.This would allow the number of agents to increase from 56 to 70 at this location. <br /> Mr. Ross also noted that a variance with regard to the parking would also be a part of this <br /> proposal through the BZA. <br /> Following discussion, Council Member Varner made a motion, seconded by Council <br /> Member Luecke that substitute Bill No. 16-96 be recommended favorably to Council.The <br /> motion passed. <br /> The Committee then reviewed substitute Bill No. 20-96 which is a rezoning request for the <br /> property located at 211-213 South Michigan. Mr. John Byorni noted that the proposal <br /> received a favorable recommendation from the staff and the Area Plan Commission. <br /> Mr. Jeff Gibney of South Bend Heritage Foundation made the presentation. He noted that <br /> the property in question is the former Robertson Building which was built in 1923. <br />
