Zoning and Annexation Committee <br /> March 14, 1994 <br /> Page 2 <br /> Mary Ellen Hill of Holy Cross Care Services Inc., and Mr. Dean R. Bergeman of <br /> Mathews-Purucker-Anella,Inc. to the Committee. <br /> It was noted that there would be twelve (12) additional garages added and 79 new <br /> nursing home beds. Currently there are 400 residents at St. Paul's. The 10 to 15 <br /> year master plan calls for 2 day treatment facilities one for day care and one for <br /> adult care. There are currently 94 beds for nursing home care. The plan is to <br /> include several new one-story contiguous patio homes with attached garages. It is <br /> uncertain if they would be rental or owned by individuals at this point. <br /> Mrs.Hill noted that the continuing care retirement facility is the only one of its type <br /> in South Bend. The average age is 83 years. All of the roadways would be <br /> maintained by St. Paul's, as well as all security being maintained by St. Paul's. <br /> y y g y au s. <br /> Councilmember Ladewski q uestioned the wildlife environment. was ad vlronment. He wa advised <br /> that the plans call for keeping as many trees in the areas. Currently the facility <br /> maintains salt licks for the many deer in the area and that the total space would be <br /> 65% of land unencumbered. <br /> Cleo Mellinger spoke in opposition to the rezoning. She stated that she believes it <br /> is an intrusion to the area. Her letter in opposition was noted in the file. <br /> Following further discussion Councilmember Zakrzewski made a motion, seconded <br /> by Councilmember Slavinskas, to recommend Substitute Bill No. 1-94 favorably to <br /> Council. The motion failed inlight of abstentions by Councilmembers Duda and <br /> Washington. <br /> Councilmember Duda then made a motion, seconded by Councilmember <br /> Washington, that Substitute Bill 1-94 be recommended to Council without <br /> recommendation. The motion passed. <br /> Mr. Byroni noted that the entire City is currently digitized. He showed how the <br /> current zoning maps are for the area. It is hoped that a CD Rom for a "Road <br /> Capacity only" would be made available to the public. Each parcel now has the <br /> zoning and height and area listed, and it is hoped that the sewer and water lines <br /> would also be listed on the maps. It is also hoped that the tax key numbers would <br /> be provided in the near future.
