The reason we didn't have to ask for all those variances is they did not do any changes <br /> at the time we were doing the construction. There was house that sat on the property on Madison Street. <br /> When we had gone through this original petition with them those people had decided not to sell to the school <br /> at that point in time. Since that point when the construction started they changed their mind, they sold to the <br /> Diocese of Fort Wayne-South Bend. The contractor went out there, because they were out there doing <br /> stripping and putting the top coat on the parking lot that was there he knocked the house down and he <br /> actually built parking lot where that house was. Unfortunately no one understood that we didn't receive <br /> Special Exception approval for that parcel of ground. So now I'm back before you to ask for a Special <br /> Exception for that parking area. What also happens because of that, we talked with Chuck at the Building <br /> Department, all the typical variances start kicking in for landscaping. So even though that parking lot exists <br /> for the St. Joe hospital, it was right out to the property lines. I know have to come back and request <br /> variances for setbacks for parking and for screening. There was one portion in the Area Plan Commission <br /> staff that they had asked us to do was try and put some perimeter trees around the site. And we will tell the <br /> Board we will work with that. Looking at the site plan for that Parcel B I could probably come up with about <br /> 7 or 8 trees, perimeter trees that we could put around that site. There is an existing overhead line, a utility <br /> line that runs along the south side of Madison Street and the west side of St. Louis but I can probably fit <br /> some trees on the parkway area. So I'll work with the Parks Department to put those trees in there. The <br /> other Special Exception is for the trailer. If you've been out to that particular site,they have a trailer put on <br /> the parking lot. At the old school they actually had two storage trailers so they thought they could just take <br /> one of those storage trailers and bring them to this particular site. What it is it's athletic equipment for the <br /> football field. They did not know that you had to have a variance or Special Exception in order to put that <br /> trailer on the site. So when I went out and looked at the site I saw that also and discussed it with the <br /> Building Department and Area Plan. So what we would ask to do is ask for a Special Exception for that <br /> trailer as well. They'd like to keep it there for a two year period of time, I believe that's what the ordinance <br /> would allow them to do. And at that point in time if the decide to do another accessory building to store the <br /> equipment then we'd be back before you or ask for another extension of time for the trailer. We originally had approved on Notre Dame Ave. and LaSalIe, <br /> we had approved the sign to be moved from the old high school. Due to the fact that was a message board <br /> sign and that was at a traffic light where it could be read,they did not want to put that sign on the corner <br /> because people driving down LaSalle would be looking at what it says on the sign instead of looking ahead, <br /> being distracted. So that was, "a change" for a reason. <br /> MR. DANCH: That was I think doing the two monument signs, simple monument signs works out a lot <br /> better. <br /> MR. URBANSKI: And monument signs, and I'm looking at this, match the pillars for the fencing that's <br /> being put up around it. It's probably all going to be tied together. <br /> MR. DANCH: That's it. If you saw the architectural fencing that was going in with the brick columns, it <br /> does match everything. <br /> 30 <br />
