Wayne-South Bend seeking the following: PARCEL A. from the maximum allowable 32 square feet to 90 square feet and from the maximum allowable 4' height to T for each of two proposed monument signs;PARCEL B: seeking a Special Exception to allow an accessory use of off site parking and for the temporary location of a mobile storage trailer for a period of two years and for the following variances: from the required 20'front yard setback to 0' along Madison Street, 0'along St. Louis Blvd., and to 0'along Hill Street; from the required parking screening to no additional screening along Madison Street, St. Louis Blvd., &Hill Street; from the required perimeter landscaping to no additional landscaping; from the required 24'wide aisle way to 22'; from providing 16 interior parking islands to no interior parking islands; and from the required 5' side yard setback to P for a storage trailer, on property located at 325, 327& 333 St. Louis Blvd., 336 Hill St., 618 Madison St., and 453 Notre Dame Ave., Portage Township. First what we need, St. Joe High School would like to put up two signs at the corner of St. Louis and LaSalle and another sign at Notre Dame Ave. and LaSalle. What I've shown you on the site plan is the monument signs they would like to use. I've discussed this with the Area Plan Commission and the Building Department. What we're asking for is a variance for the sizes of the sign. With the site that they have they could have four monument signs. We're actually asking to have only two signs. The signs are limited to the height that you see there, Thigh. The reason for the Thigh is to allow them to do some landscaping at the base of both of those signs. The way the ordinance reads unfortunately is that that base brick is also considered the sign area which obviously it's not. That's why we showed what the sign looks like for the display area, the copy area for the sign. Hopefully you would grant those two. We're actually for a reduction on what they could have, from 128 square feet down to 102 square feet for the two monument signs. That's on Parcel A where the main campus. The Parcel B which is where are the variances are and the Special Exception. That's the parking lot that we brought before you previously when 29
