Confidential & Proprietary Information of Ameresco, Inc. <br />Page 26 of 54 <br />ECM 4: Heatpump Controls Upgrades <br />•Nineteen (19) Existing heat pumps will have new BAS connected thermostats installed. <br />•Thermostats will be wired and connected to the new BAS installed under ECM5. Heat <br />pumps will be controlled by a schedule. <br />ECM 5: New Building Automation System <br />Ameresco will engineer, provide, install, commission, program, startup and check-out, project <br />management, train the owner and provide the electrical installation on the following: <br />•A new Tridium Niagara front end computer will be installed for access to all connected <br />equipment. <br />•Similar graphics and user interface to Century Center for ease of use and familiarity. <br />•Final ethernet connection to Morris LAN is to be completed by City of South Bend IT <br />department for security purposes. A maximum of five connections will be required, with all <br />connections on the same network. (Same final connection requirement as the Century <br />Center BAS connection). <br />•Thirteen (13) existing VAV boxes will have new digital programmable thermostats installed <br />along with upgraded internal controller with new connection to BAS. <br />•Thermostats will be connected to new VAV control box and controllable via BAS. <br />•Four (4) new thermostats will be installed in locations specified by engineering design in the <br />Morris Theater to average the overall space temperature and humidity <br />•Building controls will be configured to allow for separate controls for the following three <br />areas of the building. <br />o Morris Theater – Unit will be set to unoccupied with setpoints as specified in <br />Attachment J. The zone will have an event schedule that will be utilized to enable <br />equipment for events only. The schedule will feature a warmup/cooldown mode <br />that enables heating or cooling without outside air intake for a configurable period <br />of time prior to the event start. Humidity controls will be in place to allow the unit <br />to cycle to reduce humidity during unoccupied times. <br />o Palais Hall – Units will be set to unoccupied with setpoints as specified in <br />Attachment J. The zone will have an event schedule that will be utilized to enable <br />equipment for events only. The schedule will feature a warmup/cooldown mode <br />that enables heating or cooling without outside air intake for a configurable period <br />of time prior to the event start. Humidity controls will be in place to allow the unit <br />to cycle to reduce humidity during unoccupied times. <br />o Offices – Units will be set to run on a weekly 7-day schedule. Units will be set to <br />unoccupied with setpoints as specified in Attachment J. Monday through Friday 8-5 <br />are to be in occupied mode, all other times including Saturday/Sunday are <br />unoccupied.
