COMMUNITY CENTER <br />PRELIMINARY D i S i <br />MDA PROPOSAL <br />PROJECT PHASES: <br /> <br />PHASE 1: PRE‐DESIGN / PROGRAMMING / COMMUNITY ENGAGEMENT: <br />TECHNICAL FEASIBILITY ANALYSIS, PROGRAMMING, AND RECOMMENDATION – (Approximately 45 ‐ 60 Days) <br />We will conduct an existing facility program assessment, conduct comprehensive predesign services, including a <br />technical assessment and feasibility analysis of the identified MLK Center owned property and parcels. We will provide <br />an executive summary and recommendation report. <br />Following our initial assessment, we will conduct a comprehensive study and analysis which will be guided by: <br /> <br />SITE ANALYSIS FOR DESIGN AND CONSTRUCTION <br />Site Analysis is very important before we initiate any design. Our Site Analysis includes a detailed study of a site and <br />its surroundings will help inform our design solution. Detailed study of the site and surrounding areas of the site helps <br />in designing the project efficiently. <br /> <br />ENVIRONMENTALLY FRIENDLY OR GREEN BUILDING CONSTRUCTION <br />When analyzing the site, we will consider the impact of the project on the surrounding properties/land and if the <br />proposed structure would have any negative impact on the environment. <br /> <br />SITE ANALYSIS STEPS: <br />We will assess existing site contours, the connectivity to the main road and other sub roads. <br /> <br />We will identify surrounding major landmarks such as: <br />1. Shopping centers <br />2. Railway Station <br />3. Airport <br />4. Bus stand <br />5. Any constraints or limitations <br />6. Overall dimensions of the site <br /> <br />Site Surveying: Topographic, and Geotechnical <br />On behalf of the Owner, the Architect shall hire a surveyor and get the survey of the confirmed property. It will help <br />determine the geological and hydrological structure of the site for civil and structural engineering. <br /> <br />ACCESSIBILITY TO THE SITE <br />We will identify potential main entrances and the main road(s) abutting the site. Easy accessibility to the site is very <br />important for any kind of project. <br /> <br />MAJOR LANDMARKS <br />After identifying the major landmarks, we will analyze the integrity of their existence in proximity to the site. It is <br />essential to know as to what kind of impact would these structures have on our site. <br /> <br />ORIENTATION OF THE SITE <br />We will identify the orientation of site. We will use the information from our analysis during the design stage to help <br />in orienting the structure correctly in the process of designing. <br /> <br />LOCATION FEASIBILITY <br />The site location and detailed site analysis will provide an idea of the feasibility of the project. We will assess the type <br />of building or construction being proposed, to determine its potential for success based on the contextual conditions <br />and location of the site. <br /> <br />SUSTAINABILITY FACTORS <br />Apart from environmental Sustainability, we will also assess Sustainability in terms of construction.
