COMMUNITY CENTER <br />PRELIMINARY D i S i <br />MDA PROPOSAL <br />SERVICES DESCRIPTION AND PROPOSAL <br />It is the intent of this letter to describe the Professional services to be rendered by our firm. This agreement outlines <br />the general terms agreeable by both parties and will be included as an attachment to any relevant AIA/EJCDC/PSA <br />contracts executed for this engagement following acceptance of the terms described herewith. The parties to this <br />Agreement are the City of South Bend hereinafter called the “Owner”, and METICULOUS Design + Architecture, LLC. <br />hereinafter called “The Architect”, for the services stipulated below. <br /> <br />UNDERSTANDING YOUR NEEDS: <br />It is our understanding that you would like METICULOUS to <br />conduct preliminary services including predesign/programming <br />and site feasibility study, conceptual and schematic design (phase <br />1). We will upon notice to proceed engage in the execution of the <br />detailed design documentation (phase 2). We understand the <br />need to conduct a series of community engagement listening <br />sessions (virtual and in‐person). The public meetings are to <br />inform the overall design and must resonate with current and <br />future generations served by the Martin Luther King Jr. <br />Community Center. We understand the city and key stakeholders have expressed interest in investing in a re‐imagined <br />community center which will be welcoming to all, and serve to inspire and motivate young and old, to realize, amplify <br />and achieve everyone’s full potential, much like the Center’s namesake. You have identified the intended site for the <br />study as the property located at 1522 W. Linden Avenue bordered by Linden Avenue north, Orange Street south, <br />College Street west, and Birdsell Street east. <br /> <br />OUR SCOPE OF ENGAGEMENT: <br />A. The proposed design services are for execution of Phase 1: Preliminary Design, Programming, Technical <br />Feasibility Study, Community Engagement, Concept / Schematic Design, and Phase 2: Design Development, <br />Construction Documents, Bid Negotiation, and Construction Administration. Included within the scope of <br />services proposed by the Architect are the following disciplines: <br /> <br />1) Architectural and Interior Design <br />2) Mechanical, Electrical, Plumbing, ELV, and Fire Alarm & Fire Fighting <br />3) Site/Civil Engineering and Landscape design <br />4) Community Engagement / Supplier Diversity <br />5) Code Consultant – Life Safety design <br />6) Cost Consultant <br />7) Kitchen Consultant <br />8) Geotechnical Soil Investigation <br /> <br />B. The METICULOUS design team will assist the Owner with all preliminary and final design approvals required <br />by State and local municipalities. <br />C. To complete the design and documentation services included in this proposal for the above outlined project <br />the following design team will be under management of METICULOUS: <br /> DLZ <br />o Structural, <br />o Mechanical, Electrical, Plumbing, Low Voltage Engineering <br />o Landscape Design <br />o Geotechnical Soil Investigation <br /> VS Engineering (MBE) ‐ Site/Civil Engineering and Survey <br /> JT Consult – Code Consultant <br /> Blundall Associates – Cost Consultant <br /> Reitano Design Group – Kitchen Consultant
