South Bend Redevelopment Commission <br /> Regular Meeting—December 13, 2012 <br /> 6. NEW BUSINESS <br /> C. Airport Economic Development Area <br /> 2) Management Services Agreement for Bosch Building. <br /> Mr. Inks noted that as we prepare to take possession of the former Bosch site at the end of <br /> 2012, we need to ensure the buildings will be well maintained. The Management Services <br /> Agreement with Cressy & Everett Management Corp. proposes property management <br /> services for the site for a fee of$600 per month. Additional services at the site, as <br /> described in the following paragraph, are expected to total about $100,000 during the first <br /> four months of 2013. By May 1, 2013 we expect Curtis Products will take possession of <br /> the property under the terms approved at the last Redevelopment Commission meeting. <br /> Accordingly, the Redevelopment Commission is being asked to approve the Management <br /> Services Agreement with Cressy & Everett and authorize staff to work with Cressy& <br /> Everett to implement the additional services at a cost not to exceed $100,000 during the <br /> first 4 months of 2013. <br /> Attached to the Agreement is the proposal for management services detailing the activities <br /> to be continued at the site, including security, fire protection, building and mechanical <br /> maintenance, grounds maintenance and utilities. Cressy& Everett will also be responsible <br /> for third party vendors, initiating, reviewing and monitoring their services. Cressy& <br /> Everett has in-house staff capable of maintaining the building and HVA systems and will <br /> provide these services at the rates ($39/hour to $79/hour) indicated in the proposal. <br /> The Redevelopment Commission, as part of its 2013 appropriations, has provided up to <br /> $650,000 for holding costs at this site. That amount includes the proposed budget here in <br /> the amount of$468,698, plus property taxes. <br /> The Redevelopment Commission is asked to approve the Management Services Agreement <br /> with Cressy & Everett and authorize staff to work with Cressy & Everett to implement the <br /> additional services at a cost not to exceed $100,000 during the first four months of 2013. <br /> Mr. Varner asked whether the Commission has the lease agreement in place with Curtis <br /> Products. Mr. Inks responded that we have the Letter Of Intent that has been executed by <br /> both the Redevelopment Commission and Curtis Products. A draft of the lease agreement <br /> has been sent to Curtis Products for its review. <br /> Upon a motion by Mr. Downes, seconded by Mr. Alford and unanimously carried, the <br /> Commission approved the Management Services Agreement for the Bosch Building in the <br /> amount not to exceed $100,000. <br /> 3) Proposal for professional services regarding the Renaissance District <br /> Mr. Schalliol noted that Union Station Technology Center has submitted a request to draw <br /> down on funding from the MOU #1 funding allocation to cover costs to date associated <br /> 8 <br />
