historic reservation c commission <br />on <br />of south bend and st. joseph county <br />ROOM 1123 COUNTY CITY BUILDING <br />MXXM XX= April 12, 1988 south bend, indiana 46601 (219) 284-9798 <br />STAFF REPORT <br />16021 Cleveland Road <br />Granger, IN 46530 <br />PROPOSAL <br />The owner also is seeking approval of a site plan for a parking lot. <br />The lot will be for 11 cars and located in the rear yard. Access will <br />be off Gumwood Road. The lot does comply with the 40 foot building <br />setback. <br />The owner is seeking approval of new sign located at the southeast <br />corner of the property at the intersection of Cleveland and Gumwood <br />Roads. The sign is consists of two 4'x8' panels in a "V" shape. <br />STANDARDS <br />B. Treatment <br />A treatment change of any surface whether on the landmark or its <br />environment may require a Certificate of Appropriateness if it <br />significantly alters the appearance of the landmark . . . and should <br />[be] reviewed] for character and style consistency with the original. <br />F. Signs <br />Only one appropriate identifying sign will be permitted per business. <br />RECOMMENDATION <br />The site plan was approved by the Area Plan Commission in December 1987. <br />Since the parking lot is located in the rear yard and complies with the <br />building setback, Staff recommends approval of the plan. <br />The design of the sign is inconsistent and incompatible with the <br />historic character of the landmark house. Since two businesses are <br />proposed at this property, a single directory sign would be more <br />appropriate. The staff gives an unfavorable recommendation for this <br />sign. <br />W <br />0 <br />
