Page Two <br /> Appraisal <br /> Mr. Matteo <br /> Other similar vacant land in the perimeter surrounding <br /> the Central Business District has sold for ten cents to <br /> twenty cents per square foot. Given the above described <br /> liabilities to this property, namely, the utility lines and <br /> the narrowness of the strip of property, its value would <br /> fall in the lower end of the range. <br /> Therefore, in my opinion, the value of the subject <br /> property being 40 feet by 390. 15 feet for 15, 606 square feet <br /> times twelve cents per square foot is $1, 872. 72, rounded to: <br /> ONE THOUSAND NINE HUNDRED ($1 , 900.00) DOLLARS <br /> ASSUMPTION AND LIMITING CONDITIONS <br /> The property rights being appraised are those of fee simple <br /> ownership.
