(b) Final development plan. A final development plan shall be <br /> submitted within two ( 2) years of the date of the rezoning to B-1. No <br /> building permit shall be issued until a final development plan has been <br /> given approval by the aArea pPlan ecommission and such approval <br /> marked or stamped on the plan with the Commission' s seal of approval. <br /> The final development plan shall show the following:. <br /> ( 1) The proposed title of the project and the name of the <br /> engineer, architect, or landscape architect, and the developer. <br /> ( 2) North point, scale and date. <br /> ( 3) Existing zoning and zoning district boundaries. <br /> (4) The boundaries of the property involved, all existing <br /> easements, section lines, and property lines, existing streets, <br /> buildings, watercourses, waterways, or lakes, and other existing <br /> physical features in or adjoining the project. <br /> ( 5) Topography of the project area. <br /> ( 6) The location and sizes of sanitary and storm sewers, <br /> water mains, culverts, and other underground structures in or near the <br /> project. <br /> (7) The location, dimensions, and character of construction <br /> of proposed streets, alleys, driveways, curb cuts, entrances and exits, <br /> loading areas, parking areas (including numbers of parking and loading <br /> spaces) , outdoor lighting systems, storm drainage and sanitary <br /> facilities. <br /> (8) The location and dimensions of proposed lots, setback <br /> lines, and easements. <br /> ( 9) Location with respect to each other and to lot lines of <br /> all proposed buildings and structures together with their height. <br /> ( 10) Location, height, and material of all fences, walls, <br /> screen plantings, and landscaping. <br /> (11) Location and character of proposed uses. <br /> ( 12) Location, character, size, height and orientation of <br /> proposed signs. <br /> (13) A tabulation of total number of acres in the project <br />
