• spUTq 6
Community & Economic D e v e l o p m e n t D i v i s i o n o n of Redevelopment
1200 County-City Building, 227 West Jefferson, South Bend, Indiana 46601 -1830 Phone 219/235 -9371 Fax 219/235-
To: Redevelopment Commission NO. of Pages: 2
From: Michael Giulioni 0 Date: May 19, 2000
Subject: Main & Sample Disposition - Revised Site Plan Review
Background:
On November 11 `'', 1999, the Redevelopment Commission awarded the Main & Sample property to
Richard L. Best for the purposes of constructing a combined Arby's Restaurant and Gas
Station/Convenience store. The award of this bid was contingent upon the following items:
I. The Bidder must provide letters of support from adjacent property owners regarding the
proposed vacation of Tutt Street, or a revised site plan to be approved by the Commission
should the vacation result in opposition. This should be accomplished prior to final closing
on the property.
II. The caliper of trees to be provided, along with the size of other plants, must meet the
guidelines specified for new plant materials to be planted in the Studebaker Corridor.
III. The final color of brick proposed for the building must be indicated and approved based on its
consistency with the colors identified in the plan elevation.
IV. The final proposed sign plan conforming with the Studebaker Corridor Design Guideline
Requirements.
As a result of a lack of support from adjacent property owners for the necessary vacation of Tutt St.,
the bidder has submitted the attached revised site plan to accommodate the requirements of Item I
identified above. This report is a review of the revised site plan in relation to the previously
submitted site plan and the requirements of the original bid packet and bid specifications.
