NEW BUSINESS (CONT.) <br />d. continued... <br />Mr. Case stated that the time for <br />completion of the restaurant portion of <br />the project is set too far into the future. <br />By agreeing to this proposal, <br />Redevelopment would essentially be <br />tying up development on this property <br />for two to three years. <br />The required 10 percent faithful <br />performance guarantee has not been <br />submitted by Welsh. <br />The staff recommends working with <br />Welsh on an acceptable time schedule <br />for completion of all construction. <br />Assuming that can be accomplished, the <br />staff would also work with Welsh, Inc. <br />on the site and landscaping plans to <br />insure all design issues are addressed. <br />The proposed use of the property is in <br />accordance with the land use plans for <br />Lots 1 and 2A but the proposed <br />construction schedule was unacceptable. <br />William Shaver of Welsh, Inc. presented <br />a color rendering of the site to the <br />Commission for its consideration. <br />Ms. Schwartz asked that this particular <br />staff report be tabled. There was no <br />objection and the item was tabled. The <br />staff will work with Mr. Shaver to come <br />up with an acceptable timetable for this <br />proposal and report back at the next <br />meeting. <br />-10- <br />
