The <br />homes will be built on a minimum of a 40' <br />x 120' lot which will be seeded upon <br />completion of the home. Per Garden <br />Homes, the importance of this project to <br />the City and the residents of the City is <br />that they will build affordable homes on <br />infill lots in the City of South Bend. The <br />estimated cost per unit is between $65,000 <br />and $70,000, with a total estimated project <br />cost between $1,365,000 and $1,470,000. <br />A review of the tax abatements previously <br />granted, finds that G & M Properties has <br />been granted seven previous tax <br />abatements. <br />G & M Properties is in compliance with <br />the reporting requirements for each of the <br />previous abatements. <br />The building commissioner has reviewed <br />the petition and finds the property to be <br />properly zoned for the proposed project. <br />A review of the South Bend <br />Redevelopment designation areas finds <br />that the properties located at 2101, 2107, <br />2111, 2114, 2117, 2122, 2123, 2204, 2205, <br />2210, 2213, 2214, 2219, 2222, 2225, 2226, <br />2231, 2232, and 2238 South Meade Street <br />are in the Sample/Ewing Development <br />Area, which is a Tax Incremental <br />HAWPDATATOMMSNU 10698.MIN -10- <br />
