(3) A.C. <br />Rich & Company, Inc. needs to secure and <br />provide proof of financing for the project. (4) <br />The City of South Bend has not in its history <br />given a Warranty Deed but would give a <br />Quit -Claim Deed and provide Title Insurance <br />showing a clean Title. <br />Mrs. Kolata stated that if the issues <br />referenced to above are met, the staff <br />recommends accepting the proposal from <br />A.C. Rich & Company, Inc. <br />Mr. Boocher stated that his company lost use <br />of the parking lot to the north of his building, <br />because the parking lot was included with the <br />building which was purchased by the new <br />owner of the parking lot. Mr. Boocher stated <br />that if a conclusion cannot be reached with <br />Air Products Company, he would still <br />purchase Parcel 9A and construct a <br />warehouse on the parcel, but it may take six <br />months to do so. <br />Ms. Schwartz stated that the Commission <br />wants a definite timetable on start and <br />completion of construction of the warehouse. <br />She also stated that the Commission <br />appreciates that A.C. Rich & Company, Inc. <br />needs land to park its company vehicles on, <br />but the Commission is not in the business of <br />selling land for parking. The Commission is <br />in the business of making sure the <br />development of the warehouse in the <br />Studebaker Corridor actually starts and <br />completes in a reasonable timeframe. <br />HAWPDATATOMMSM080798.MIN _11- <br />
