South Bend Redevelopment Commission <br />Regular Meeting -April 17, 1998 <br />6. NEW BUSINESS (Cont.) <br />d. continued... <br />BL Builders intends to construct nine new <br />single family homes with three bedrooms, <br />one bath, range and range hood, full <br />basement, one car garage and vinyl siding. <br />The homes will be built on 1,056 sf lots <br />that have been vacant for years. The cost <br />of the homes will be $75,000 each with a <br />total estimated project cost of $675,000. <br />A review of the tax abatement records <br />finds that BL Builders has been granted <br />two previous residential tax abatements. <br />One is an affiliate company to another <br />project which received a residential tax <br />abatement. The previous tax abatement <br />was granted in March 1996, and the <br />affiliate tax abatement was granted to <br />Emerson Forest in January 1996. The <br />second was a residential real property tax <br />abatement granted in February 1998 for <br />property located in the Sandpiper Cove <br />Subdivision. BL Builders is in <br />compliance with the reporting <br />requirements for each of the previous <br />abatements. <br />The building commissioner has reviewed <br />the petition and finds the property to be <br />properly zoned for the proposed project. <br />A review of the South Bend <br />Redevelopment designation areas finds <br />that the property is located in the Sample - <br />Ewing Development Area, which is a Tax <br />Incremental Allocation Area, therefore, the <br />petition for residential real property tax <br />abatement must be first be approved by the <br />-13- <br />
