South Bend Redevelopment Commission <br />Regular Meeting - April 17, 1998 <br />6. NEW BUSINESS (Cont.) <br />c. continued... <br />Airport Economic Development Area. <br />(Beeler & Brown Properties, LLC and <br />Davey, LLC) <br />Beeler & Brown Properties, LLC and <br />Davey, LLC are the developers of 41 new <br />Villas in the newly created Harvest Pointe <br />Subdivision on West Brick Road. The <br />Villas will range in size from 1,800 to <br />2,000 sf each and will feature three <br />bedrooms, two full baths, a great cathedral <br />room, full basement, municipal utilities <br />and approximately an 1/4 acre lot. The <br />new homes are being built to offer the <br />west side of South Bend a Villa style <br />community with maintenance free living. <br />The cost of each new Villa will range from <br />$135,000 to $165,000 (and up) making the <br />total project cost over $6 million. <br />A review of the tax abatements previously <br />granted finds that Beeler & Brown <br />Properties, LLC and Davey, LLC have <br />been granted three previous tax <br />abatements. The previous tax abatements <br />were for Lots 2, 3 and 8, respectively, of <br />the West Cleveland Road Industrial Park, <br />and the status of these abatements will not <br />be determined until a user for each of the <br />buildings has been identified. The <br />building commissioner has reviewed this <br />petition and finds the properties to be <br />properly zoned for the proposed use. A <br />review of the Redevelopment area maps <br />finds that the property is located in the <br />Airport Economic Development Area, <br />-10- <br />
